We’ve been renting for years and finally found some affordable land in a USDA-eligible rural area. We heard that you can build a house with zero down using a USDA Construction Loan, but it honestly sounds too good to be true. Has anyone actually done this? I’m wondering what the catch is, if any. We’re hoping to start from the ground up without draining our savings.

It definitely helped us afford a better layout than we thought possible. That said, you’ll want to be ready for a bit more paperwork than usual, and not every builder wants to deal with USDA steps. But if you're patient and organized, it's 100% doable.
A couple who lives down the road from me went that route — built their place just last year. Took them a while to get approvals, but now they’ve got a brand-new home and no huge loan hanging over their heads. I think working with the right builder made a difference for them.
